How It Started

Project Summary

Fiserv was the result of two technology companies consolidating. They maintained their separate addresses on opposite ends of town, dispersing their 180 employees based on departmental needs.

kôr was contacted by the one of the building owners to help with some building updates. Touring the space, we learned that there were issues beyond the aesthetics and asked if they ever saw themselves being under one roof.

Though this idea was desirable for the company and employees as the two buildings were a 20-minute drive apart, they couldn’t conceive how either building would support this.

kôr understood that not only would they save considerable money in rent and redundancies but could also increase the performance of the employees if done with their input.

Discovery and Testing

Based on the analysis of the organization, we discovered a variety of issues that significantly impacted the productivity of Fiserv. These issues have been documented below:

Expensive Monthly Rent
The company was paying rent for two different locations.
Expensive Monthly Utilities
Along with rent, the company was paying utilities for two separate locations.
Underutilized Office Space
There were numerous redundancies for private offices due to employees working at both locations.

Unnecessary Furniture
Numerous redundancies in furniture to duplicate office spaces at both locations.
Distance
Adjacency issues logistically due to the 20-minute drive between buildings.
Low Productivity
Productivity suffered because of the time spent traveling and getting situated at each location.

The Roadmap to Success

Once we had compiled the list of issues from our research, the next step was to deliver solutions that would benefit Fiserv the most.

Consolidation
Based on our analysis, it was possible to consolidate all 182 employees into their South building.
Coordination
Based on the company structure, we coordinated a moving strategy over a 6-week timeframe.
Improved Employee Satisfaction
We coordinate a new office layout that filled empty seats and arranged workstations that improved workflow and visibility. The overall impact was improved communication and morale across the employees.

Improved Innovation
The improvements in communication across various business unites addressed their shifting demands, which led to a new speed to market, new products & services, and streamlined operations.
Improved Sound
The addition of sound-masking reduced both the distraction and the intelligibility of conversation. This also resulted in higher productivity and creativity in the workplace.
Space Optimization
Based on employee data, right-sized workstations were developed so employees could work more efficiently and be placed in better proximity. This was another contributing factor to increased communication that led to an additional increase in productivity.

The Project Results

Saved $30,000/month after 8 months
- The initial investment for furniture, moving, and sound-masking was $240,000
- However, emptying one of the building led to a lease savings of $30,000/month
- After 8 months the company incurred a savings of $30,000/month or a total of $360,000/year.
Saved $18,200/year
- The company was paying for an average of 10 trips per week.
- On average two people would travel each trip.
- Once travel was eliminated, the company saved over 1,040 hours of travel per year.
- Which ultimately led to a saving of $18,200/year.

Increased Productivity
